
What is the homestead exemption?
In Pennsylavania, there is a tax-relief program called the Homestead tax exemption. The program reduces the taxable portion of the assessed value of a property and there is no fee to apply. Sometimes people are confused by the word and assume it means you have to “homestead”–farm or have some kind of agricultural production on the land. There is an exemption for that scenario, but it is called a Farm exemption. The homestead exemption applies to any primary residence (including condos).
Who is eligible?
While there are a few unusual exceptions, in general, if you own a property that you live in as your primary residence, you are eligible. There is no minimum or maximum assessment amount. It is different than a tax appeal where you have to submit paperwork and hope to be approved. The process to apply for the exemption is simple: go to your county’s website and search for the Homestead tax exemption form. Fill it out and return it as instructed at the bottom. Once you’ve applied, you don’t need to reapply annually. It lasts as long as you own the property. Here are the forms for Philadelphia County (where it saves you the most), Montgomery County and Chester County. and Delaware County (they require you to contact your local school district for a form).
