What is a deadline?
By definition, a deadline is the last possible opportunity available to do something. When it comes to submitting an offer on a home, what does that mean? It means that no offers submitted after the deadline will be considered. As a result, many people assume they should wait until close to the deadline to send in their offer, lest it be used by the listing agent to add to the frenzy surrounding a multiple-bid situation–the more offers the agent has, the more she can paint that picture to other prospective buyers, thus driving the price even higher.
What is a deadline NOT?
A deadline is NOT a date that must arrive or pass before a home seller can sign an offer. That’s right: nothing precludes a seller from signing an offer prior to the deadline. All the deadline means is that any offers to be considered must be submitted by that date. So, make sure you talk with your agent about the strategies surrounding when you submit an offer and what expiration date you select. For more on this topic, click here.
